UPS builds warehouse for contract logistics customers in Netherlands

UPS Supply Chain Solutions has signed an agreement with the real-estate company Goodman Groupfor developing a new storage facility at Venlo Trade Park North in the Netherlands which will serve

contract logistics customers in the high-tech sector.

Pre-leased for ten years, the 10,000 sqm warehouse with 277 sqm of office space is an extensionof UPS’ existing facility Unit B and will be a multi-customer building, with a separate entrancefor trucks and cars. Construction started in June to be completed in December 2012. UPS has beenoperating in the region for 15 years.

“Although there were a number of warehouses available in the area, our customer UPS choseGoodman to deliver a built-to-suit project  based on our extensive track record and ourability to deliver flexible logistics space in addition to our strong focus on customer service,”Ruud Weijmans, Goodman’s Country Manager for The Netherlands, said.

In line with Goodman’s commitment to sustainability, the facility will include a number ofsustainable features such as energy efficient T5 lighting; high levels of insulation in the roofand walls; windows in the cladding to allow optimal use of natural daylight; double glazed windows;infrared radiators and insulated dock levelers and dock doors.

Venlo Trade Park North is strategically located in close proximity to the A67 and A73 motorways,10 km from the Venlo railway terminal. The logistics park is 65 km from Düsseldorf Airport inGermany; 140 km from Schiphol Airport in Amsterdam; 150 km from the Port of Rotterdam and 125 kmfrom the Port of Antwerp.

Stephan Satijn, Alderman, Economic Affairs for the municipality of Venlo, said: “With more thanfive thousand hectares of logistics parks already developed or awaiting allocation, the Venloregion is booming. I’m very pleased that more and more companies are choosing to settle here. Wehave a lot to offer, such as good infrastructure, a logistics centre for Europe in the Netherlands,plenty of space and a favourable tax climate.”

Goodman has previously developed over 120,000 sqm of modern distribution logistics facilitiesfor DSV, Stryker and Danone at Venlo Trade Park North. Upon completion, the building will beacquired by the Goodman-managed fund Goodman European Logistics Fund (GELF), while Goodmancontinues as the asset and property manager. The fund operates a €1.7 billion pan-Europeanlogistics real estate platform, spread over 11 countries and focuses on high-quality logistics andwarehouse properties.
